Creating extra storage in your attic seems like an easy weekend project: lay down a few wooden boards over the joists, toss your boxes upstairs, and you’re good to go.
However, in standard Irish homes, doing this incorrectly can lead to compressed insulation, rising heating bills, timber rot, and severe condensation problems.
1. The Rafter Myth: Cold Roof vs. Warm Roof
One of the most common misconceptions homeowners have is that they should insulate the roof rafters (the slope) rather than the attic floor.
The Rule of Thumb: If you are not living in your attic as a heated room, you insulate the floor, not the rafters.

[ Warm Living Spaces ] - Cold Roof (Insulating the Floor): You create a thermal barrier right above your top-floor bedrooms. This keeps heat where you pay to generate it—inside your living space. The attic itself stays cold, which is completely fine because you aren’t living in it.
- Why Rafter Insulation is Wasteful for Storage: Insulating between the roof rafters turns the attic into a “warm roof” space. Heating an empty storage space wastes energy and money. Furthermore, blocking the rafters without proper counter-battening traps moisture against the roof felt, leading to damp and rotting timbers.
2. How Much Insulation Do You Actually Need?
Current Irish building regulations (and SEAI standards) recommend a minimum depth of 300mm (around 12 inches) of mineral wool or roll insulation.
Most standard floor joists in houses are only 75mm to 100mm deep. This leaves 200mm of insulation sitting above the timber line.
What Happens When You Compress Insulation?
- You lose up to 50% of its thermal efficiency. Mineral wool works by trapping tiny pockets of still air. Squishing the roll destroys those air pockets.
- You trigger condensation. Squeezing insulation reduces airflow and creates cold spots on the ceiling below, leading to ghosting lines or mold patches on upstairs ceilings.
3. The Solution: Installing Loft Legs & Raised Platforms
To keep 300mm of insulation intact and safely board your attic, you must raise the floor level above the insulation line.
1.Survey & Measure:Check joist spacing & clearance.
Ensure joists are structurally sound. Measure joist spacing (usually 400mm or 600mm centres) to calculate how many raised support legs (Loft Legs or sub-framing timber) you will need.
2.Install Raised Sub-Frame / Loft Legs:Create the elevated grid.
Screw raised loft legs or counter-batten timber framing directly into the existing ceiling joists. This creates an elevated framework 175mm–200mm above the joist line without placing weight on the insulation.
3.Lay the Insulation Layers:Base layer + Cross-layer.
Lay the first layer of insulation between the joists (100mm). Lay the second layer perpendicular (at a 90-degree angle) across the joists to cover any gaps or cold bridges.
4.Preserve Airflow & Soffit Vents:Prevent condensation.
Ensure insulation is pushed close to the eaves for complete coverage, but never block the soffit vents. Leave a 50mm air gap beneath the newly raised boarding to allow continuous ventilation across the attic space.
5.Fix Tongue-and-Groove Boarding:Secure the storage floor.
Screw moisture-resistant chipboard or OSB attic boards onto the raised frame. Stagger the joints to distribute weight evenly across the structure.
4. Don't Forget the Access: Installing a Safe Loft Ladder
An elevated floor is useless if reaching it is dangerous. Stepping up from a wobbly stepladder while balancing heavy storage boxes is a major hazard.

- Integrated Timber Ladders: A folding wooden ladder with an insulated, draft-sealed hatch is the gold standard. It seals tight when closed, preventing warm room air from leaking into the cold attic.
- Hatch Enlargement: Original attic hatches are often tiny. Enlarging the hatch opening allows smooth clearance for storing suitcases, Christmas decorations, and large storage tubs.
- Draft Proofing: An uninsulated hatch can account for up to 15% of heat loss in an otherwise well-insulated ceiling. Always ensure compression seals and insulation boards are fitted to the back of the door.
